For buyers with school-age children, the school radius is often the single most determining factor, more than price, more than amenities, more than developer brand.

Tier-1 school-zone localities

  • Indiranagar, Inventure Academy, Vidyashilp, Greenwood High (10-min radius)
  • Whitefield, Inventure, Greenwood High, Ekya, Vidyashilp Junior (5-10 min)
  • JP Nagar / Jayanagar, National Public School, Carmel, BTM zone (5 min)
  • HSR Layout, Inventure, Indus, Trio World (10 min)
  • Sarjapur Road, Inventure, Greenwood High Junior, Indus International (10-15 min)

Tier-2 family localities (good but slightly more travel)

  • Hebbal, Stonehill International, Canadian International, Trio World (15 min)
  • Bannerghatga Road, Sarala Birla Academy, IIT Bangalore (10-15 min)
  • Bellandur, Inventure, Greenwood High (10-15 min)

Tier-3 localities to be careful about

  • Devanahalli, emerging, fewer schools at present; plan for 25-35 min commutes to Hebbal-tier schools
  • Outer Sarjapur (past Wipro), limited Tier-1 options; major schools planned but not yet operational
