  • Hebbal, Marathahalli, Bellandur: 3-6 months

  • Far Mysore Road, far Tumkur Road: 9-18 months

Holding period sweet spot

5-8 years is the band where most Bangalore residential investments compound meaningfully without taking on excessive lifestyle / family risk.

Pre-launch resale

Some developers allow pre-launch resale via assignment-of-rights. Most do not. Confirm before buying if you're contemplating an early exit.

Developer buy-back

Rare and rarely worth taking, developer buy-back guarantees are typically priced 8-12% below market rate. Avoid unless you genuinely have a crisis.

Practical advice

Plan the exit before you buy. Pick a locality where you'd be comfortable holding for 8 years and selling in year 5 if needed.
