How RERA actually protects you (and where it doesn't)

What RERA covers
- Projects above 500 sqm or 8 units must be registered. The registration number is your handle.
- Developers must disclose carpet area, sanctioned plans, possession dates, and financials.
- 70% of project funds must sit in an escrow account tied to the project.
- Penalties exist for project delays.
What RERA does not cover
- Projects completed before 2017 — no RERA registration possible
- The quality of construction (you still need an independent walkthrough)
- Disputes with brokers (RERA covers developers, not always intermediaries)
- Resale transactions in older buildings
How to actually use RERA
Pull the registration page on the Karnataka RERA portal. Compare the disclosed carpet area to the brochure. If they don't match, you have a written record to enforce against.
