Slabs (2026)

  • Above ₹45 lakh: 5% stamp duty
  • ₹21 - ₹45 lakh: 3% stamp duty
  • Below ₹21 lakh: 2% stamp duty
  • Registration: 1% across all slabs
  • BBMP urban cess (within BBMP limits): typically 0.5-0.65% additional

On under-construction units

Stamp duty is computed on the higher of (a) sale-deed value or (b) state guidance value for that locality. Verify the guidance value with the sub-registrar office; it is updated periodically.

Joint ownership

There is no separate concessional rate for women-only buyers in Karnataka (unlike Maharashtra). Joint ownership with a spouse or major child can help on the loan-eligibility side, but does not reduce stamp duty.

Practical math

For a ₹1.5 Cr Bangalore apartment within BBMP limits:

  • Stamp duty (5%): ₹7,50,000
  • Registration (1%): ₹1,50,000
  • BBMP cess (0.5%): ₹75,000
  • Total: ₹9,75,000
