  • Modular kitchen (cabinets only, basic hardware), ₹3L
  • Wardrobes (2 bedrooms, basic hardware), ₹2L
  • TV unit + shoe rack + entryway, ₹1L
  • Lighting + curtain rods, ₹1L
  • Paint + touch-up, ₹1L

₹15 lakh (mid-range, 3 BHK ~1,500 sqft)

Everything above, plus:

  • Premium hardware (Hettich, Hafele)
  • Built-in study or workstation
  • Bathroom upgrades (mirrors, vanity, accessories)
  • False ceiling in living + master
  • Premium paint, soft furnishings

₹30 lakh (premium, 3 BHK ~1,800 sqft)

Everything above, plus:

  • Custom carpentry (loose furniture rejected)
  • Premium tiles or wood-effect vinyl flooring
  • Imported faucets and sanitaryware
  • Statement lighting
  • Bespoke pooja unit
  • Smart-home base layer

Practical advice

Get 3 quotes minimum. Pay 30% advance, 40% mid-project, 30% on completion. Lock the BoM (bill of materials) before paying advance. Insist on weekly site visits.
